I keep solid tenants and very low vacancy rates in my complexes by treating my excellent tenants like they are royalty once they move in.  

I would imagine that you either report your rental income on schedule C, business income, or schedule E, rents and royalties.

I've learned the best answer to your question is to have MULTIPLE STREAMS of INCOME, whether it be 1099, passive partnerships, W-2, rental income, a small business or royalty income.

This is where the tech community and tech royalty in particular can stand up and help.Net/ net: I think people at the lower end of the income scale might have an incentive to move but even they may not given family ties, kids etc.

Honestly I wouldn't really care if I was at a standard brokerage here in Michigan where the commission is a 10-15k cap and perhaps a small royalty, but because this is an odd brokerage, the split on this deal is 60/40 for every single commission dollar.
