I did the below research a couple/few years ago (so info is slightly old) but never ended up doing one but for those who watch my posts, I have indicated it is high on my list for Q4.

Our unemployment is very low and there has been a trend of increasing population and employment.Do your research and determine where it is you want to invest.

Anyone with the capabilities to do basic research knows and understands this. 

But I appreciate the speed check on possibly partial withdraws just enough to jump in the market.We havent looking into Rochester much yet so I will put that on the list for research for the market.

Sounds like you don't have the cash but you may have the time to do research and get crafty with a small team.

I would maybe add that, with your portfolio spanning several states, you may want to research/interview a national PM that could cover all your properties with one contract.

After doing what I felt was enough research—even though the sales pitch was a bit pushy—I decided to move forward.Their pamphlet outlined several guarantees and provided additional details.

from my advice rural properties and developments aren't successful and you are climbing an uphill battle. sounds a little niche. we focus on developing and not reinventing the wheel. if this is truly what you want to focus all your time and energy on then visit the closest 5-10 of these that look like the ones you are interested and ask if they'd expand or build a secondary one. do a lot of research before you just take action
