Insurance is suddenly dropping me due to the buildings not having a sprinkler system.

The tenant was in the building when I bought it (I've owned the building for 2 months) and he claims to have an insurance policy covering them.My insurance company is saying they'll drop my policy on the building if the pitbulls are there even with the tenant's insurance policy.The dogs are very sweet but the tenant lets them run free and they often go into the neighboring property, resulting in 4 malicious animal violations from animal control in the past year.Any thoughts on how I should handle?  

We didn't buy much from the MLS and if we did, it was either a "handyman special" or it had been on the market 180+ days with a motivated seller willing to take less than market value.This will be the "new normal" going forward and a lot of newer investors will drop out of the acquisition market and just hold what they have.

If we are purchasing properties when the market is a highly appreciated seller’s market, we need to realize we may be in DUMB DEBT and should be prepared for the risk of suffering the consequences if and when the economy turns for the worst and goes into a recession as this will likely cause values to drop.

Independent of the agreement instructions, regardless if its a title company or brokerage who is serving as the escrow agent, its rare for the deposit to be released without a mutual sign off or court order because there are disputed facts.

I have very rarely sold a property over the last 35 years and the income properties I hold now cash flow very well with not to much effort involved.

Rarely do you see someone with perfect credit all of a sudden have a short-term hiccup (usually due to illness or something like that).

Prices may continue to drop in 2025 and even in 2026, but buy deals today if they cash flow and make sense. don't wait to time the market.

Hence, this is maybe why your occupancy rate is dropping nowadays. 

You didn't spend $50,000 on some real estate course (I hope) and you didn't drop $150,000 into a property with no idea whether it would work or not.Well done.Mike
