Sounds fair to me as I would expect ~$3000 in the Balt/DC corridor.Always go with a flat fee if you can negotiate a fair one up front... the other party's attorney may turn what should be a fairly straightforward transaction into an epic negotiation of every single issue, thereby inflating an hourly bill.

That said, his landlord gets roughly $2700 per month for it, so take that for what it's worth.My son's primary observation about Madison is that Epic Systems (in Verona) has a large professional workforce, all of whom see to want to live near downtown Madison.

If the guy won't budge, maybe he's not the epic mentor you think he is, or maybe he has ulterior motives, or maybe he didn't buy it at a good deal either and he's not someone you want to learn much from anyway.
