yes 700k loan 20% down = 140k to do the deal with those guys.. dont send them 50k deposit though for gosh sakes.. only money they should charge up front will be apprasial and maybe a few hundred for an app fee if that,  Keep mind as well with hml or pml or ANY loan you dont have 100k equity the majority of that will be eaten up in points  Junk fees and interest depending on how long you hold it..

Justin Garrett I use Landlord Studio and it’s an easy cloud based app.

If you believe she is honest, hard working and her style of communicating fits you- she needs an app to help her with paperwork I suggest yardi or doorloop/ get a contract in writing that you negotiate with every nitty gritty duty- for example: who keeps copies of keys, how often are inspections done and how is the data provided to you, what dollar amount she can front money for repairs, when to call you...

Tried out this app called Remini that produces AI generated headshots as well as enhancing someones existing photos.

Any advice on free apps/websites? 

Calculators, apps etc are neat but I wouldn't trust them completely.

Also are there any apps or software recommended for self-managing?
