Then i had to resolve multiple lockouts this year, wasting 4 hours commute (I couldn’t say go get a locksmith)  What solutions have worked for you?  

My lease states "Landlord may deduct from the Security Deposit, Any unpaid rents, court fees, locksmith fee if keys not returned, utility bills, late charges, court costs, damages due to breach of this agreement, and damages to the premises by Tenant, their family, agents, employees, or social guests in excess of ordinary wear and tear."

It will be nice to buy something without having to call a locksmith to go in and see what I really bought.If I don't have any luck with my broker friend (I trained her), I'll leave a message here.Thanks for the input, I really appreciate it.Mirko

I called a locksmith and changed  the locks.

The PM explained the increase as their mistake of quoting the job for 2 doors not the actual 3.I called two different locksmiths in the area and they quoted $50 to come out and $10 a lock.I would love to know how everyone manages the manager when it comes to ensuring you’re not getting gouged on all the work the PM coordinates for you.Below is the rest of the work the PM recommends.

I just didn't know that.I don't have my own network of  subs carpenters, electricians, plumbers, painters, locksmiths, landscapers and pm's  ( I now try to get contact info of every person I see in a pickup or van that does residential work) I have at least 3 plumbers now on my list.Must Do'(s)In the 30k market what I found is most important is KEEPING THE GRASS CUT.
