@Khaled El Khoury I would recommend looking in TN if you're trying to house hack - Memphis, Chattanooga, and Knoxville are all major metros where you would be able to find a multi unit property to house hack easily with $20k down.

We live in Middle TN now but have investments in Knoxville and the Smokies.

Grounding in your goal of FI and then evaluating what path gets you there fastest for the life of freedom you want is a great situation to be in.You noted your primary home was in TN - I am south of Nashville and I am in Knoxville and Gatlinburg regularly with some properties there. 

I remember some of those good cash flowing properties with appreciation sold instantly (Gibsonton, Miami, and Knoxville).

(Open to visiting Knoxville too)Anyway, I’m a realtor here in IL and have wanted to start investing on my own.

I would like to work with a local bank (Knoxville / East TN) but good terms trumps keeping local.

Own a few rental properties.  Looking to buy more hold properties.  Interested in finding creative ways of buying without large down payments & possibly doing some flips or BRRR to generate some capitol.
