Cashflow, ability to build a team, landlord tenant laws, price to rent ratio etc.......were all factors in the decision making process almost a decade ago.Now,  I wonder why your approach is an either or view? 

I was getting ready to do this but if I can get ALL of the same features, not lose any previous data, AND get my BP Pro membership all for the $32.50 per month, I'm willing to do that.Who could I speak with to help me get the information that I need because I need to make a decision in the next two weeks before my annual payment to Stessa will be due. 

Educate yourself, become expert, then make decisions from a place of expertise.  

Now that you know this little secret (that most don’t), you can make informed decisions when it comes to increasing rents for new leases and renewals.

By emphasizing your qualifications as the basis for your decision, you steer clear of potential issues related to discrimination.

Most bankers can run live pricing to help you make a final decision without having to have your credit pulled several times or fill out a dozen applications and submit docs!

@Nicholas Stout Normally when I hear landlords make the conscientious decision to "convert" their properties to Section 8 rentals, they have a real estate problem wrongly diagnosed as property management or tenant issues.
