What if only the tenant is sued, or only the landlord?

Investment Criteria:• “Core” strategy – High-quality properties with minimal renovations or maintenance issues• Stable tenants & cash flow – Long-term leases, steady occupancy• Commercial preference (?)

Surprisingly there are not a ton of units available, saturation is not a huge issue in those specific areas. 

There is an issue for the investor of being unsecured for that time frame or longer.  

From personal experience, there are multiple issues that can pop up and it is nice to be local to deal with them.

I've used her for the last three years, and she's been good to work with, and proactive when I've had issues with tenants.
