I have a couple sites set up on Investor Carrot, and will also be signing up to CallRail, and I'd like to (as seamlessly as possible) have leads from both sources feed into a CRM.  

Use a carrot and a stick:  offer a small discount for EARLY payment (before the first) and your regular penalty for late payment. 

Consider it a carrot to keep up motivated.

That helps cover partiers but also holds a carrot over them to clean the place.Don't pay for any utilities.Buy them the occassional pizza when you do check-ups.Expect the worst, hope for the best.Charge per door, however it is ONE lease! 

That double commission may be a nice carrot for someone desperate for some money....but most of us listing properties, are in the top 1% of income earners in the country.

So when you want someone out, an offer of an on the spot security refund for a nice clean place is a carrot they will almost always take.

@Jeff Willis, I agree start with a carrot, ie cash for keys--for a move by a certain date. 

But carrot makes it extremely hard to build one.
