I checked Atlanta legislation and the council voted yes to approving new vacation so I got that part out the way.

https://news.gov.bc.ca/release...This is still pretty fresh news with the new BC tenancy changes that came into effect on July 1 2021.I am new to being a landlord and this news does make things a little harder if you have a troublesome tenant.I am wondering what other investors who own in British Columbia think about the changes and will it affect your decisions to do long-term renters vs STR?

He wants me to be the project manager with a couple commercial properties he's developing because he does not have the time to communicate with the architect, engineer, someone helping with the zoning that has connections to city council and the land development commission.

up there,   the city council 'turned blue' in the last election cycle so some kind of regulations are probably going to arrive eventually.I do intend to eventually sell off my remaining seattle property,  but for now as its fully updated,  meets inspection rules, attracting good tenants and running smoothly its in the cash-cow phase of ownership and I'm not in a hurry to divest it.

Honestly, if the zoning "by right" scenario only allows for certain types of home to be built on that residential property I would underwrite for that scenario first and make sure you have a viable project and 'Plan B", because going for a tiny home community without a plan B has a very high risk, and with 5 acres... you can find yourself upside down pretty quickly once you start adding all the soft cost / hard cost to your underwriting.I would recommend talking to the planning department, ask them if any projects like the one you're thinking about has come across their tables, and how open planning and city council would be for such a product.
