When you buy with cash most of what you are seeing is artificial cash flow from your own equity and does not represent the cash flow from the property itself.

Along with lower intelligence comes low social skills and standards which means much greater hands on management.

However, this could be a trap if a large loss to lease is apparent in the financials due to artificially high market rents.

Artificially low rates for a decade, material tax reform, rising interest rates, and black swans make the economy and housing market highly unpredictable and volatile.

I like to think i’m pretty intelligent so i pick up onto things quickly but i also like to find the simplest, easiest ways things can be explained to me.
