Especially when your credit history is limited due to age.I've checked in with banks every 4 to 6 months since late 2007, diagnosing their appetite for financing my deals.

Most of the financing that I know of for pools has a larger appetite than what you will get for 100 loans.

I personally would take a shot but I have a strong risk appetite (probably should remedy that at some point) but I know that is not the case for everyone and being highly levered can be stressful and exhausting sometimes.

I know you mentioned they are all spread out so it may be challenging, but some have a bigger appetite for out-of-state investing than others for that reason. 

I am blessed with kids that LOVE to read, however I want to leverage that reading appetite to get them reading books they would never choose on their own.

During all this time I am using the money I pulled out to by having bought something else that makes me even more cash flow.I yet have to come across a situation where someone is telling me that this doesn't make sense financially.Very long story short: It depends on the risk appetite, the overall personal (financial) situation, the type of investment (they do need to be good ones!)

For it to work, we need to see new permits suppress to lows and remain at those lows as more and more of the population funnels into multi-family residences. 

I guess what I was fishing for in my initial post was this:  Is there any investor or investor type out there that would an appetite for longer-term strategies like what I'm talking about?  

@Jeffery Waicak  In my town, you can't have more than 5 unrelated people living in the same house under the normal rental property rules.  6 or more with with a full time staff member falls into another category and might have some requirements you didn't think of, like a fire suppression system. 

hia risk appetite is very rich. the only persons I see do those is the ones that don't have much to lose.
