If we go with a month to month option we increase current rent either to market or 10%, whichever is higher, for the convenience.

Sometimes pushing yourself when you don't have the comfort and convenience of two good W2s and a lot of reserves can be an advantage because you learn how to make it work simply because you must.

Having the space vacant relieves you of having those uncomfortable convos with your tenant, not being able to schedule showings at times convenient for a Buyer, etc. 

It offers convenience, a physical address for official docs, and some extra perks.

Once you have approximately 100 units, managing them becomes more convenient with a combination of in-house staff and external maintenance.

You don’t have to ride the stock market down.You also conveniently forget the fact that many stock buyers are “buy and hold” buyers just as much as property buyers are.
