Basically I wanted to know if I could get my sales license, and "work" under a broker (purely for MLS access for investing purposes) for 3 years and be eligible to then proceed to get a broker license.I just was not sure whether or not you had to be actually doing listings with clients for those 3 years, or if simply having an "active" license fulfills the requirement.Thanks!

Avoid fractionalizing the note between you and the seller unless you have a securities license.Once the borrower has made the payments and fulfilled whatever terms you and the seller agreed in your purchase agreement, the note is endorsed and trust deed assigned back to the seller.

Doing work on a contract for deed is not a concern like a lease option because you have a contract which you will take title to the property upon fulfilling the contractIf it is in Georgia I would recommend just having it be a note as the time to foreclose vs time to evict on a contract for deed are almost the same amount of time
