To tell you to look for hard money investors but dont tell you how and why you do those things.If success where certain and my mentor told me it would make me a successful investor to do 500 jumping jacks a day then do a back flip at the end of every 10 i would have very sore muscles!

XXXIII.DEFAULT BY SELLER: In the event that Seller should fail to consummate the transaction contemplated herein for any reason, except Buyer's default; (i) Buyer may enforce specific performance of this Agreement in a court of competent jurisdiction and in such action shall have the right to recover damages suffered by Buyer by reason of the delay in the acquisition of the Property, or (ii) may bring suit for damages for breach of this Agreement, in which event, the deposit made hereunder shall be forthwith returned to Buyer, or (iii) declare a default, demand and receive the return of the deposit.

You need to get a "mortgage servicer" (google that) select one (call and shop for their services).While you are probably exempt you should still get with a mortgage originator, you should at least have the buyer qualified and document their qualification.I'd suggest that you put proof of your occupancy in that loan file as well, the declarations page of your homeowner's policy, copy of a tax receipt with the envelope mailed to you at that address or utility bill mailed to you.

"I have the title search and its Deed of Trust reveals that the property has a note around 360K as of Mar 2012, and then the owner declared BK around Sept 2013, so my guess the balance must be somewhere 350K
