I'm new to all this, but what if it looks like the loan was modified and then defaulted on?

With all the current regulations being implemented to stop evictions around the country, has anyone thought about trying to modify current leases or start new leases on month to month terms instead of long term so that landlords would be able to remove tenants not paying and not be locked into terms without being able to evict?

You have already modified it to a 6 month agreement, but make it clear they can leave next week if they like.

I plan on hiring an engineer to come up with a idea of what can be done to modify the space or even to knock it down and build a new one eventually.

Then we transitioned into blending the models (flip some and a modified value-add remodel to hold on the rest).

I’m not an insurance agent, just an informed policy holder, maybe an insurance agent can chime in and confirm or modify everything I touched upon.

How ever if you add or modify something existing, you will need permit application.

Commercial leases also come in different varieties such as gross lease, modified gross, modified net, triple net, true net, etc.
