I've been reading lately that many people are actually leaving the area en masse due to the cost of living, which means it could become a cheaper city to invest in soon (hopefully).http://www.newsweek.com/why-are-californians-fleei...https://www.sfgate.com/expensive-san-francisco/art...I feel that a lot of those strong, tech-sector jobs are moving to cheaper areas (Austin, TX and Denver, CO. are cities that come to mind).

See rule 1  When Zillow, Opendoor , MF syndicators and Homebuilders are having difficulty making money in the current business climate, why do you want to force yourself to invest in a sector in which you do not even have experience ..Rather than losing money, better put that money somewhere else.
