While the .5% response rates from the postcards are mostly quality calls.Maybe because I have a little bit of a biased to direct mail marketing, or marketing in general, I have the view that there is no maximum when you are looking to market yourself or your business.

I guess my experiences are bias because I am the contractor and my partnerships are in place because the investor wants me to handle all aspects of it and get a check.I understand there are some real characters out there which then I can see your reasoning.

However, I can't help but wonder if they are slightly biased towards more expensive (stable) properties, since they are presumably less maintainance (ie a $150K SFR in Plano, TX vs $45K in Irving, TX).
