In some of our properties, we're using a floating vinyl laminate floor.

The best order I feel to put the categories for the interior and how I put mine is in the following order Demo, Framing, Rough Electrical, Rough Plumbing, HVAC, insulation, Drywall, Interior Painting, Cabinets/vanities/ counter tops, Flooring (flooring before cabinets if you're not using a floating floor such as true hardwood), Finish plumbing, finish electrical, and finally carpentry (doors, windows, trim).As far as the scope of work for the exterior there is no particular order you need to go in since it will be up to the general contractor to schedule those for you.

Also,  all of Columbus is being "floated" (from the phrase "when the tide comes in, all boats float"), so consider that when evaluating neighborhoods. 

Haven't looked into it myself but I think I recall some income based repayment ones and non-profit/civil service career ones floating around.  

Maybe you could shim the low spot and lay a floating deck on top of it... skip the demo cost.

I don't know if there are any real wood floors that can be floated.

It's spore float around year round. 

(An LOC can accomplish this, but rates on these float unfortunately.)

When it start to float, what is the index and margin?

Should last 2 to 3 tenants and them I'm switching to the floating vinyl plank stuff.Original ood floors in living and bedrooms- sort of refinished (not sanded, but cleaned with lacquer thinner and a new coat of poly applied.
