Usually, if you only use a third-party cleaner and self-manage the rest, you should do slightly better or break even compared to LTR if you are in an okay STR but a strong LTR area.

@Matthew PaulHaha thank you for the reality check and words of wisdom@Joey BanasihanThank you for the very actionable questions I didn't even think to ask.As for an SOP for receiving and facilitating complaints, do you mean like specifying a time range of when complaints will get handled, communication through what platform, and what resources to be directing them to (I've heard of other landlords giving tenants access to their handymen/cleaners)?

No apartments can be STRd though.You do have to have a person on the ground locally, able to respond to issues within 3 hours, but a good cleaner can fit that bill pretty easily.

In our market I see cleaners usually charge $25/hr, if you go with a company, it can be $30-35/hr, if anyone tries to charge you $50/hr, run!
