A subsequent divorce, new child support payments, less time with my kids and having to rebuild my life sent me back on my original quest for passive income streams as well as re-establishing supplemental income from wholesaling with a new strong desire to complete my first rehab/flip but with an obviously significant need for private financing and/or hard money partners to help. 

I want to learn how to take my "small" income and turn it into something I can be proud of by investing and supplementing it.  

How are you going to supplement your current income during the transition.  

My own personal income can't cover the kind of mortgage that's going to take, even with a supplemental rental income to defray it.

I'm an airline pilot and my wife a dental hygienist, looking for some passive income to supplement our regular income.

I've been making my way through all the podcasts over time, and I'm just about halfway through.I learned the basics of real estate investing at a young age, watching my father manage two properties which he inherited, and quickly realized it was a great way to make supplemental income.

You can see our house from the road leading into the Port of Everett boat launch, lol.Hubby just retired Navy (20 yrs) in October and is finishing out his final days of terminal leave and we're looking to supplement his retirement pay as well as get me out of my hectic work schedule.

Buy and hold requires more capital upfront and is more of a retirement or cash flow supplement for most people. 

And for the most part I've just been trying to contact the owners or trustees of the (possible)properties but usually they have conveniently  posted the email addresses of these plaintiff attorneys which would be an easy and cheap alternative or supplement to reaching out to the owners/heirs.

It's not worth that extra 5-10k a year when you can pick up a rental to supplement it.
