We have a space downtown that the owners are gutting and rebuilding for a Target store.

I am considering putting a property under contract that may need to be torn down and rebuild.

getting a team in order to rebuild it wouldnt be worth it?

We are looking at properties that we can take down to the studs and rebuild.  

If I don't split and simply rebuild another single house it would be placed far behind the old structure.

5-6 years should be time enough to get your properties cash flowing, make your DTI look better, re-build credit score or establish a relationship with a bank.

Even if your insurance company rebuilds your property, there may be no one to rent it.

The state/city, type of property, age of the home, location, cost to rebuild, flood zone, age of roof or major systems, your deductible, etc. all factor in.

. • Does your insurance policy cover loss of rental income in case of a fire and does your insurance policy cover the FULL cost to rebuild in the case that 5 or 25 units are damaged by fire?

I can't stomach gutting and rebuilding the bathroom(s) or doing A/C.
