So I would assume the detector would need to be hardwired (like they are up here) to recharge the 9v & these we are replacing about every 12months as they seem to be cooked'.

It was determined by the person I hired to test for black mold that the tenants in Both units were a big cause to the problem because of their cooking.

However, today on a different property we sent out a letter to tennant to remind them not to pour cooking grease down the drain because it clogs the pipes and that is why their drains have been draining slow.So the more important the correspendence the more of a paper trial you need.

I have a few of those.. my last rentals are all higher end and are rented to white collar professionals.. most as you state just go about their business.One of my tenants .. was having a big party for her friends and was cooking and entertaining and the stove just was not good enough etc etc.. she kept $$$ at me and I finally went on line found a close out stainless steel very nice range that I would put in one of my new constructions..

We do however allow the tenants to use the water to maintain the landscaping, their flower beds and vegetable gardens.Here are actual numbers of usage by 100 Cu Ft per read date for this past year.1/8/16 - 54 cu ft11/5/15 - 49 cu ft9/7/15 - 60 cu ft7/6/15 - 55 cu ft5/6/15 - 49 cu ft3/3/15 - 53 cu ftSo, in our experience it is quite manageable for us to pay for the water.

, you might see spikes like that.Don't forget that 11/26-11/29 was Thanksgiving, and may have involved 1) more cooking/guests, or 2) people leaving the apartments to visit family elsewhere.For Building 1, I agree that the occasional >1000 gal spikes could be laundry.
