In this township you can't pull any permits unless has and electric are on.Had to talk to village inspectors get the okay to start demo/ roughs without Permit. no dumpster allowed on site yet but we can proceed with demoing and getting rough a ready.

Stripped it, restudded with 2x4 and insulated with R-13#3 is my prefererred method as it is the cleanest after demo, insulates the space and allows room for other trades to work cleanly.

If it's drywall or plaster, you might think about demoing the part of the ceiling where the water leak was, just so you can be sure that it's all dried out and no funky things are growing in there.If they do contain asbestos, life is harder.

I did a MASHVISOR demo the other day and of course it all looks very impressive but I have not tried using it in the real world, so I am glad to get these insights from all of you.
