There is low inventory on duplexes through-out the city right now, but that does not completely explain the two offers on a stall property.I should have mentioned that I don't invest in the Westbank (Orleans or Jefferson), too much risk with bad areas for my taste.  

We would like to completely renovate the kitchen, paint and clean up the bedrooms, refinish all the floors and add a shower stall to one of the bathrooms.

If there's a hole, it may be a red flag.b) sensitivity analysis: I examine all the assumptions, and make sure I can live with the worst case scenarios.c) "Stall and see": if they are getting money over multiple years, and there is no penalty for investing later, I would usually wait so I get some real performance data, versus having to look at theoretical pro forma information.d) Recession stress test: I will not invest in anything, until I subject it to recession level stress and see if I can live with the result.

I'm with @Stephanie Potter slow down and be careful with who you deal with.  100k is plenty of money to start with, but jumping into a syndication to learn about real estate seems to be putting the cart before the horse.

If you want to continue pursuing these folks, I would call their mom and other personal references, I would run the credit and see what addesses pop up, I would ask for increased deposit, and I would stall a bit to see if a stronger applicant comes in.
