Unless the developer has very deep pockets from other projects over decades and can (float) a property in a cycle change until the next upswing they could lose everything.I saw overbuilding in the last down cycle in 2007,2008 nationally.Some vultures wait in the wings for the less informed developers to pour cash in to get a project to certain completion and then swoop in when they are struggling to buy for cheap and finish out.Now this is just the start so some markets of course are still doing well and not showing many cracks yet in the dam. 

Sometimes you have to go digging, though.If you decide it really is busted, it might pay to get a used, working dishwasher, swap it out so the tenant is happy, and then fix the busted one at your leisure.The way most older and less expensive dishwashers work is...All the power runs through the door latch, so nothing works unless the door is closed and latched.The timer turns on the water valve to let water in.A float switch turns off the water valve once enough water has been let in.The timer starts the main motor, which pumps water through the sprayer arm(s). 

At least then someone can drive by once-a-quarter and make sure your home didn't float away in the winter rains.  

Capital is searching for yield.shadow banking is heavily in RE, considering that money floats could effect nationally with just 1 point jump in libor or 1 & 2 year swap rates. all commercial retail and single occupancy retail are going to run into some issues when their notes are due. $200k, if you are nervous buy a smaller deal with less leverage, buy a $600k vs $800k and put the whole $200 down, or leverage it but put a more aggressive debit pay down strategy in place for the first 2-4 years. my $0.02

All this funny Fed money floating around is just distorting things.   

Interactive Brokers allows you to margin at sub 3% rates (floating of course) and they allow more leverage then you might think.

Most of my RE Developer or Flipping clients are going with a fine modern acrylic sand float finish with an Integrated color.

This is the language for time-sharing in the CCR:The term "time sharing" as used herein includes any agreement, plan, program, or arrangement under which the right to use, occupy or possess the Unit, or any portion thereof, rotates among various Persons on a periodically recurring basis for value exchanged, whether monetary or like-kind use privileges, according to a fixed or floating interval or period of time for thirty (30) consecutive calendar days or less.I think the verbage "periodically recurring" is key here. 

Flooring can go either way too: if it's permanently attached like nailed in hardwood or grouted in tile it's 27.5 year, if it's not permanently attached like tacked on carpet or floating laminate it's 5 year. 

Keep your eyes open, read everything, talk to everyone, team up with a buddy, get yourself a girlfriend/wife/boyfriend (whoever floats your boat) that wants the same things that you do and pool your resources.
