I suppose I could choose to sell that park in order to buy some other buy & hold property. at a minimum, i'll do the necessary improvements and keep it a couple years to demonstrate improved income potential.

You would need to be able to demonstrate that you intended to buy, rehab and hold as rental property in order to qualify for 1031 Exchange treatment. 

There is no statutory holding period but how you can demonstrate your intent. 

They gave a demonstration in our office a few months back and their furniture looks very good and extremely portable and easy to setup.

You would have to rent long enough to demonstrate that you did in fact have the intent to hold for rental purposes - probably at least 12 months, maybe longer.

@Michael KalischThat's exactly what I'm saying.But not just "a broker", but "my broker" who I've carefully vetted and selected because that agent has demonstrated that they are more capable than anyone else I have found to deliver expertise and value and are working as my fiduciary putting my interest ahead of all else.I follow my attorney's legal advice, my accountant's tax recommendations, and my doctor's medical advice rather than learning it all myself.  

There is the issue only of intent and how you demonstrate that intent as Account Closed said.
