If she does not pay in 5 days you can file a Warrant of Restitution which will allow you to evict her with the help of a moving crew and the sheriff.Very easy process - Maryland is not at all friendly to tenants who have unpaid rent.

Aside from that, you could also offer to bring in a few fans for her to help get air moving through the unit.Also, if the home was built in 2017 the a/c may still have some type of warrant that could be redeemed... if the unit is not that old, I am guessing that it will be a rather simple fix... furthermore, if it is not taken care of promptly, it could cause even worse problems and you may be forced to replace the unit completely... that would be a much greater expense obviously.

I may or may not get a warrant for eviction this time, but meanwhile two of my good tenants have moved out, exasperated by their neighbor, Joe.Sure, my lease states that Joe is financially responsible for my expenses associated with the enforcement of the lease provisions, but good luck with that.In each of these cases, the lease favors the tenants, and limits my rights as the landlord.My month-to-month leases give me the right to terminate the lease for no reason or any reason, including being an "a**."
