Anyone who has been looking in Salt Lake City and surrounding lately know that we have a crazy market right now.

My group focuses on particular markets that we want to be in, like DFW, Nashville, KC, Salt Lake, etc.

Now the government they can just print their way out of a guarantee.. private sector not so much.Although about 10 years or so ago there was a firm I think in Ohio that was turnkey and called them selfs triple net turn key and that's exactly what they did.. but when  I looked at the properties buyers were over paying by a fairly significant amount and of course the sponsor needed that to make up for vacancy etc.There was another turn key in Salt Lake named Marquis properties.. the owner Chad Duecher ended up in prison  .. they came to my office looking for funding and I flat told them you guarantee rents in C and D class you will go broke.. they did that and some. 

I don't practice in PA, so don't know local law, so take all of this with a grain of salt. 

It has an amazing tub that allows for long Epsom salt soaks; which is helpful after a long day of remodeling and for a quiet place to allow me to think, dream, & decompress.- Try your best to complete projects before moving on to the next. 

Then as the salt begins to run low, they come out and fill it back up.

I look at it as an investment to help maintain my property, the only thing the tenant needs to do is fill it with salt every few months.

The Keys will be more like a vacation/caribbean/beach option (salt life), while in the other places, although you will be still be in near the beach, they will feel more like city/town and less like a Caribbean retreat.
