Also, contrary to popular belief, an “Additional Insured” is ONLY afforded liability protection under the liability portion of the policy and there is no coverage whatsoever for physical losses resulting from such things as vandalism, theft, fire, wind and hail, and so on.A PM trainer by the name of Judy Cook had some interesting points: Yet it seemed to be more beneficial for the PM company to be listed as Additionally Insured so to help focus on accomplishing the task of defending against a tenant suit.http://judycook.biz/additional-insured-vs-addition...So additionally insured seems great for commercial property, commercial business, endeavors but could be confusing for Landlords.

Natalie, That is generous and kind-hearted of you.My personal belief is that this is going to get much worse over the next few months and perhaps using the funds on a case by case basis (as people become sick or unemployed) and truly can't pay may benefit all parties best.

Landlords who are not providing subsidized government housing, are not expected to provide housing that is priced under market value, any more than a car dealership is expected to sell cars under market value to people of low income.For some reason, there is a belief among many tenants that if they have lived in a unit for a long time, that this alone provides such value, that an increase in rent is not reasonable.Which of course, is an unreasonable assumption.

It is my belief that, in the absence of gouges in the wood, regardless or what you or I believe, that will be classified as normal wear and tear if the tenant disputes it and takes you to court.
