I know my team will need to be based in Mississippi, which the majority of my family lives around the area so they can help with PM and other issues & I routinely visit 2-3 times a year.Basically, what am I missing?

@Braden Smith, There was a real estate investor in WA State, Joe Kaiser, who routinely bought the homes of people facing property tax foreclosure and let the owner's stay in them.

in OR WA and CA  anti equity stripping laws took effect around the time of the GFC.. this relates to dealing with anyone who is in foreclosure on their primary residence ( which is most foreclsoures)it prohibits many things that we used to do as routine prior to the laws coming in.. each state is different

Keep in mind this is a national site here on BP  and some of those that say no problem and do deals are doing it in older markets with no properties than people to live in them and can buy them for 5 to 20k routinely.. like being in the used car business really.

I wouldn’t expect them to maintain it like clearing the food trap or checking the integrity of the seal so perhaps make that part of your routine maintenance to extend the useful life of it.

In Texas we cannot charge for normal wear and tear.Tenants normally and routinely challenge charges against her security deposit.We typically take on average 300 move-in pictures and 300 without pictures plus video.
