So you need to maximize the true value of your unit in its current state....raise the rent FOR SURE....factor in the cost to make it all nice and new for a new tenant and figure out the math....be smart but if you think you can squeeze every last dime out of a old unit, it may bite you.

I suggest you shop your local market and find a management company that isn't going to nickel and dime you in fees.
