Why landlords waste time trying to investigate a applicant that clearly should not pass screening on the surface information collect is beyond understanding.

That is something I've been trying to focus on in terms of advancing my skill set in making surface-level judgements in regards to profit vs. time management.  

At the same time on the surface, at least to me, it seems like cash flowing this property and buying a new one to move into with today's interest rates seems like a wise idea.

I've read several books and listened to a couple dozen BP Podcasts and feel like I'm just beginning to scratch the surface on my real estate education, but also am hearing several podcast interviewees list Taking Action as their top differentiator between the most successful investors and the rest of the pack - so rather than wait I wanted to introduce myself and connect with others in my area I can learn from (and hopefully eventually share my knowledge with!)
