I have done much educating a SD-IRA too if you can live with all the rules it's the way to go. 

Current resources include ~$20k in cash, ~$100k in mortgage equity, and ~80k in past employer 401k dollars that I could theoretically convert to a pre-tax SD-IRA with checkbook control if need be.

Looking to convert traditional IRA to SD IRA to use for part of a down payment and rehab.

There are some nice commercial MF around 4.5-5 CAP in SD for less than that.

went and met w/ my end buyer, now i just have to fax the contracts to the seller in Atlanta, of course this contingent upon his Tx hard money lenders giving him an extension, cuz then my buyer sd he'd have something to work with.My buyer and i both signed the purchase contract and my buyer signed the Bond for deed and the seller is gonna call me Tuesday.

What would you recommend searching for (google search) or does someone have a SD based company that they would recommend.Any help and or advice would be much appriciated, thanks in advance.Pat

@Jasraj SinghI work primarily downtown and metro SD which contain many neighborhoods that have small multi 2-4 units.
