On top of the traditional same opportunities found in US real estate market, by investing north of the border you get exposure to the Canadian dollar.

I'm supposed to close on a SFH in Atlanta on Friday, that is owned by a Canadian seller.

This setup is going to be a royal PITA going forward, I guarantee you that.

I have 23 municipalities in my County and each one's building department is slightly different, but a bathroom can be royally screwed up if not done right, so most would make a big deal out of it.The lender will rely on the appraisal, but title/ closing attorney might bring it up. 

And if they are stubborn and they try to fight it, well, you have a battle royal on your hands.We like to bid notes in that 50-60% of UPB range when there is equity, though that is from equity funds.
