The add-on room has fireplace so I was thinking to convert that to a 500 sf studio.

To add on to this question, for those of us based in large (geographically) areas, where is the best place to find localized info for certain areas/suburbs?

Most likely you'll need a fire wall between the units, kinda hard to do in the footprint of an existing SFD, if you have room to add on in back for example, or with a breezeway to attach the other unit, might as well build a separate building.

The only thing that I would like to add on the buy and hold side is, in our single family portfolio we like to achieve at least a 100% return on capital gain, meaning that if it costs us 10K total to get into a deal then we like to have at the VERY least 10K in equity (usually more but this is a bare minimum).

Possibly down the road I could add on to it and increase its retail value, or continue to rent it out and pay the mortgage down.   

If I can add on at $200/square foot in areas where the price per square foot is much more than that, it’s money in the bank.

The only thing I will add on the home is a 2nd bathroom on the left side sometime down the line.
