It's NOT the Lazy way per se BUT it definitely works !!!

The City of Norfolk actually has some legislation coming out that doesn't necessarily *limit* STRs, per se, but the legislation is making it so that if you have an STR property, 1) You have to get in front of the local civic league for a meeting with them and they will give their recommendation to the city of Norfolk. 

We sold a newer 3/2 home today in SE Memphs for $99,900 with comparable sales in the $110-$120 range and we estimate the rent to be in the $995 range which is inline with what our management company is renting similar ones in the same area for. 

It's not about investing per se, but you might also want to read the ONE Thing and start listing to the podcast Think Like a CEO.I would venture to say there are probably more investor agents at KW than with any other company. 

Budget is a non-issue, but we don't want turnkey per se - looking for something my team can improve.

Here in Atlanta (and for the SE), I have a builder that has already been vetted by lenders.

An appraiser won't take into account that the roof, water heater, hvac, garage door, flooring, etc are all new versus used per se.

Stay out if the McKinley area for awhile (SE of 60th & pac hwy in Tacoma).
