I think the moral to the story is always do your own research & utilize places like your local real estate investor associations where there’s a wealth of knowledge for free, without the costs associated with a program like this. 

We see a lot of owners in your same predicament.

You have no moral, ethical , or legal obligation to let people you don't want occupy your personal residence.

@Tony H Truong besides considering what @Jessica S. stated (whether your strategy is morally a good one), you should know that Oregon has a debt management license.
