You probably are not having servicing on that, but I would and have the deeds in escrow with that servicer.If you are going to do sub-2s, CFDs, or what ever, you really need to iron out the closing requirements and how they are done in yourarea before you do your contracts.

While that seems outrageous, it is kind of ironic that a lot of investors here on BP (and the Gurus) are always saying if you are not embarrassed by your offer, it is probably too high.

Ironically, I hated real estate and couldn't wait until I was 13 so I could go work at my grandparents' dairy farm, where I mowed hay, fed calves and milked cows all summer.

It's just ironic that people use historical data for their vacancy, rent increase, repairs, maintenance, capex, but not for appreciation. 

The owner knew that he should have raised rents but ironically the utility costs were way higher than he expected partly because of my family.  

Seems ironic since its such a small payday.
