I really do not like saying this but it seems "no good deed goes unpunished".The problem with drugs,alcohol,etc. is that they never kick the habit.The disease is not curable during their life just controllable.

In NOV 08 evicted 4 tenants. 2 very active drug dealers. 1 heroin addict. 1 old drunk.

You really need to get her out of that house, as you could be held liable if something were to happen, and the bigger issue to me would be for your safety.It would probably be safe to assume that some of these men might have drugs, or weapons......This is not worth keeping her around for the rent money!

but I never had to really define that or use that as leverage to cure any problem, there was a drug usuage and prohibited items stored section, like no more than 50 rounds of any caliber amunition, gasolene or combustible fluids, acids...etc, not usually found or stored upon a residential premises. .

When a landlord has great occupancy and slightly above market rents it's because they screen properly.They also have good tenants lined up at the door to rent even though rent is slightly higher.The reason is the landlord builds a rep for taking care of their buildings and when a problem arises the landlord fixes it quick.Just like bad tenants you get slumlord landlords out there who don't want to fix anything and pack people in like sardines which is against city code health and fire ordinances.So it all comes down to if you run your properties right and have bought them right to begin with then good tenants will find you.If you have a run down piece of crap you will invite gangs,drugs,no pays,high turnover and everything else under the sun.I believe at their core most tenants want a nice,clean place to live for an affordable rate.

I will not rent to them and state on my lease application that I will not consider anyone with "criminal convictions in the last 5 years for violent acts, drugs and/or any felonies".
