Should we be looking to demo the duplex and single family home to build 5 townhouses on our lot?  

You can’t change this simply by saying “I’ll use it for storage”, you’d have to demo/alter the unit to change it….prior to getting loan approval. 

I have the idea to demo the currently old buildings and build a 12 units apartment ( 3 floors allowed) .

You aren't just getting a permit to renovate, you would be literally getting permits for even breaking ground and if there's a building there on the lot, you would need to do a demo which require certain permits.

We have found a couple of great properties to build on this way and just demoed the home or sold the mobile and you have a ready to build site with all your utilities.
