Thanks, Jack in middle TNPersonally, i dislike one or two family homes as investment properties, unless you're looking to flip them.I would concentrate on four units and up and as a beginner, look for properties with solid rental income.

This is only a suggestion and its not for everyone but if you are thinking of investing in several areas and be all over the map I would suggest you try investing in a Syndication that concentrates on developing their investments in a single area like Chicago for instance Example:They will concentrate on Multifamily properties, apartments.

The desirable areas here just like other states for SFR do not throw off much cash flow but prices per sq ft tend to be cheaper than other states.I am in the commercial space so I do not concentrate on residential.

@Mary Joe Realty shares and many of the platforms are really concentrating on debt offerings IE Hardmoney lending.. so just check it out like you would any loan.No lender no Platform etc. can be perfect.. they will have losses and work arounds.. but in general they should do a good job..

I know some have said that bleach will not kill mold but I have read the contrary and even the EPA says that bleach can be used to kill small concentrations of mold.
