Painted all other woodwork in bright white, painted all the interior and exterior of the house and put in a new stockade fence and removed all the over grown shrubs that were the retaining wall.Both bathrooms put in real granite counter tops with under mount sinks and SS faucets.Picked up a great deal ( paid $450 for all ) that’s the big stuff.So hears the short House again Located in Oklahoma city , OK1538 sf.Built in 19783 bed 2 bath2 car garageBrickCathedral living and master bedRanch 1 fireplaceShe owed $69,000 I did all the work and had all the tools .Only big tool I bought was an airless paint sprayer ( $400)And rented a “ pogo stick “ to remove tile ( say $100 )Total out of pocket was $9,500 Sold in 9 days FSBO ( craigs list , spent $90 on newspaper add no one came, put signs all over some big and small, only 3 ever looked and the last 2 got into a bidding war , this house Is located in the middle of a one square mile area full of neighborhoods and at the end of a street.By the Numbers House is 1538sfOwed on house $69.000 ( $44.86 psft.)Spent on rehab $9,500 ($6.18 psft.)Sold in 9 days $122.500 ( $79.65 psft.)On the last 10 sales in area 1-18-08 thru 9-1-08Highest psft. $80.59Lowest psft. $52.21Average $72.82 ( 10 sales )What we ended up with was $114.00 ( $74.12)After paying taxes , taking off $1000 for not finishing the retaining wall ,paying closing etc. we also had to pay mortgage and utilities over that 3 mo.

I have heard of a couple of people getting hit up by Section 8 saying that unsavory types are living with your section 8 approved tenants, and that section 8 is pulling ALL of the funds they have ever paid you(and they just yank the funds)...

I've been in much larger cities than I've originally grown up in so my reference is more skewed than it used to be.Beside wholesaling what I can't do personally or isn't my style, my goal would be to do fix and holds on lower to middle income properties and rent those out to the changing college students.

Hi Leyla,The current market in Sacramento has grown in price significantly in the last year or two and what you see on the MLS are usually not very good deals (or if they are, they are gone within a few days to cash buyers) so you are very unlikely to have a chance to assign a contract, the seller is very unlikely to agree to that when they have enough direct buyers with cash.
