The city properties you need to be real careful as the margins will be very tight and with the old homes you can run into some unexpected issues($$) once you start tackling the rehab.Also I would connect with some of the local wholesalers (who you can meet at the FFREIA meetings or through web searches) to get on their lists as they might have something that meets your criteria.
