Unlike leads you can order online from a generic website, I can guarantee that the leads I pull are fresh (60 days or less), off market, and I use a ranking system to determine which sellers are most motivated based off of factors such as the executor of the property living in a different state and the amount of siblings the house has been inherited by.

They are definitely nice neighborhoods and I think one of them was recently ranked as one of the safest in Philadelphia.

I don't really know what defines a good market except for (in rank order of importance)1) Population growth2) Job Growth3) Rent/price or price/rent ratio4) Property management companies to choose from(Have to be able to switch those on a dime amiright?)

The rental market is extremely strong (ranked 4th highest rental appreciation in the nation by Forbes) and the Cerner project on the east side is already creating more rental demand.

I ranked the top 100 real estate crowdfunding sites and did deep dives on the top 25.

I forget where I saw the rankings for national builders, but I think it was JD Power or Eliant or some such name.
