Is this an accurate assessment or do people have cute/cozy houses (my preference) that can still sleep 8-10 (the an airbed) that just don't have insane sqft that you need to style and furnish?

I know this woman is in a rough spot (from your description), but do not make a renting decision from your emotions... it will come back to bite you in one way or the other.You should have your own 'qualifying criteria' and one of those should be that the renter grosses 3x the amount of rent every month.And I am unclear if that is a rental judgment that has been paid or if she was evicted... it is possible but would be really rare for their to be a 'rental judgment' on her credit report without it having gone to court.AND if she still has medical bills to pay, it seems like you are putting yourself in a dangerous place.AND, yes, you would have to go through the normal eviction route costing you more money, time and hassle...

I saw the fire damage renovation report and it will cost $335,000 to repair it.The woman is trying to sell it for $275,000 but made an offer of $230,000.The loan is paid off and she has about $275,000 of untouched equity in the property.It needs a new roof, new wires, and drywall.

And in many cases these properties are in bad condition, and require a lot of rehab work, so it's a risk to venture down that road.I just deal with a woman who sat on a tax sale for 7 years.
