Ravi Kiran Wow, you're planning on adding a ton of expenses to prevent car break ins.There are some cheaper options that you could start with.The gate is a visual deterrent... so is a dummy video camera and signage.An auditable deterrent is to have a bell set up to a light beam so when someone walks across and breaks the line of sight, the bell/buzzer rings.

They generally give a range and off of that ( they know their seller) if it is in the range of my client we might throw our hat in the ring with an LOI.If they want top market or want to do multiple rounds of bidding and all of that crap we move on right away.

In my area of southern CA, many new construction and heavy rehabs with additions incorporate smart features in their homes, including myself which is not only helping sell the homes, but it is almost a requirement from buyers now as they are expected once you hit specific price points.Any home in my area selling for $1.2M or more should at minimum have a nest thermostat (or similar smart brand) and a nest or ring door bell system.
