It would seem to me that your most pressing issue is the mold and the health of your child.

There has been alot of press lately about foreclosures and apparently they aren't required to give thirty days notice once there's a new owner on the scene.

This could be a 2-way street if push comes to shove so don't press too hard on the minor stuff.  

I to am a registered architect by trade and I've seen some very damaged slabs here in Houston that would require 20k+ to repair and some that would just require 4k for pressed piers in the corner of the foundation.
