I would also recommend including in your offer for the house the seller to contribute $5000 or more for closing costs (allowable for FHA loans)  A co-signer will help a lot, (parent or significant other) This is how we bought our first property, I would recommend finding a 4 unit to buy, deal with living there for a year and save money for your next investment.

One is a co-op, which is more common in NY than elsewhere it seems, which is a purchase of the shares to a company that owns the building.

The difference between a pm and a co-host is that the money goes to you first, you can select their cut/percentage on the Airbnb website and they get paid automatically based on that number you enter.

Learn from other's mistakes and if you're serious about operating STR's and you're not opting to have a co-host, know that it can and almost ALWAYS is a full time job, unless you have an excellent team in place and your automations and tech stack is on point.

after completing a year's worth of experience as a co-op, i realized that engineering is something i have no desire for and that i could not and would not do this all my life. unfortunately for me i didn't realize real estate is what I'm passionate about until I was a junior, so there is no way i would drop out that late in the game...However, there is an upside.
